I see people reluctant to spend additional money to stage a home when their equity has disappeared.
Michael - The prices in California reflected an over-valued product before the current correction. I agree sellers feel the loss of unrealized equity and it can difficult to convince them to pay additional fees.
Staging is very important, and as Michael mentioned in his comments, money is the big issue.
The cost does merit , the slaes are usually quicker and at a better price.
Rebecca - I'm a believer in minimalist staging--it's sleek and clean and it doesn't cost as much!
Diane - Less is more, as the saying goes. A little staging can have a big return.
Staging generally won't sell a property. However, it (or the lack thereof) has the enormous power to kill a deal. Great property, location, etc., but loses the buyer with clutter, smell, dirty, etc.
If the buyer is interested but the property is not in top shape, then that's begging for a price reduction, no matter how low you currently are.
Clean it up!

I'm a true believer in staging. I also believe sellers need to listen and paint and put down new carpet when it is more of a distraction. I have found that all the great staging in the world cannot overcome poor finishes. Good luck to you!
Connie --Great floors are essential and new carpet is one of the best staging tools available.
Last night, a friend of mine went on a rant about staging. She argued that if nobody did it, it would all even out! She's right, but I would only apply that argument to other agents' listings!
Patricia --When homes are flying off the shelf, I'm not sure staging is as valuable, and I'm not one to advise full-blown staging, but it is great way to make a memorable first impression and get a second showing which often means an offer may be next!
