We've made another trip around the sun and summertime is back! There's no doubt about it today. We are sizzling hot in Southern California!
The mood changes with summer's arrival. Thoughts turn to more time with family and friends, vacations, and casual entertaining. I reflect this change in attitude with the photos featured on the MLS and online. So if you still have winter pictures of your listings posted, the first day of summer is an excellent time to make a seasonal change.
1. If there's a pool or other water feature, make sure it's sparkling clean and post an inviting photo.
2. All outdoor living areas should be featured. People love to dine outdoors and an outdoor kitchen or eating area adds to the casual summer atmosphere. Buyers are anxious to shed their winter cocoons.
3. Shade trees, porches and sunrooms offer places to linger on a hot sunny day.
4. Are bike and hiking trails nearby? What about golf courses and tennis courts? Include a snapshot of neighborhood amenities too.
5. Make sure your photos show your listings in all their summer glory!

Yep, there are lots of photos out there with snow on them still! Mine are up date. I like the pool idea - I do have a condo that I can add a pool shot of now...

Tom - A dip in the pool sounds pretty good to me too. It was 99 degrees in LA today!
Patricia - I love fun and I need glasses, so thought I might as well post a picture with a pair!
A fun splash in a pool sounds good to me as it was 115 degrees in my car today! Probably why I was thinking about pool photos.
I'm still seeing Christmas decorations in some photos! I think you offered some great advice!

Norma - we're lucky in Florida that most photos will go year round - as long as they don't have Christmas decorations!
Sharon - Hey, I lived at 1650 Beach Dr. in the beautiful Old Northeast area of St. Petersburg from 1986-89. One of my sons was in St. Pete for a conference last week and called me while standing on the sidewalk in front of 1650!
Norma - Like Sharon says, Florida has it's advantages. I make sure my outside photos are taken on a clear sunny day, and that covers most of the year. I don't take pictures of the Christmas lights...I don't find them to be a big selling point.
Bob - That sounds like a wise plan.
I'm just amazed at how many exterior photos are on my multiple listing service with snow on the ground. It not only looks bad, it just screams that the home has been on the market for several months. Plus, the homes look so much better when the landscaping is looking good!
Barb - Current photos refresh stale listings by reflecting not only the current season but upgrades and landscape changes too.
