Yippee, loan documents arrived and were signed today!  My buyer's offer was submitted in October and maybe, just maybe we will close before March begins.  Thanks heavens for a client willing to bounce back after each delay.  We nearly fell out of escrow several times, but each time we recovered and continued on the climb to the closing summit.

The appraisal was delayed because the condo was not finished due to the developer running out of hardwood flooring.  Yep, we lost three weeks waiting for new floors and appliances to be installed.  Next, the first lender (yes, more than one was needed) objected to the wording in the CC&Rs and refused to fund until it was changed.  Forget him--that could take weeks.  We moved on to lender number two as 2011 began.

We went back to "go" and started over with a new appraisal and new lender.  The 30 day close is edging closer to 60 but who is counting by this time?  The loan documents were signed at escrow today and the closing funds wired.  Now all my buyer needs to do is wait for the call the property recorded and he can pick up his long-awaited keys.

It's a bit of a belated birthday present, but most welcome.  Oh, my client celebrated his 85th birthday on Saturday.

I've been spending more time in Redondo Beach.  It has always been one of my favorite place to eat and shop, but since I have two Redondo Beach properties currently in escrow I am spending more time in this city by the beach.  Both the Redondo Beach condo and the Hollywood Riviera propertyare set to close escrow within the next two weeks.  I have an out of state buyer interested in the Beach Cities (Manhattan, Hermosa and Redondo) so I'm deepening my knowledge of the Beach Cities luxury market.

There's lots of luxury living happening in the Beach Cities and Redondo is no exception to the rule.  There's a new townhouse on the Esplanade for just over $2M.  With nearly 3,000 sq. ft. and rooftop deck the space and views are impressive.  Bike riding or hikes at the beach are within steps of the front door.  Gorgeous sunsets are a daily event.

The Client:  Young couple getting married in June.

The Property: Three bedroom, two bath one-level in the Hollywood Riviera neighborhood of Redondo Beach listed at $849,000.

The Story:  After searching for the right house (they already found the right person) for nearly a year, they decided to reach for the stars and make their best offer on a house located in their number one choice neighborhood.  They looked so good on paper, we submitted proof of down and preapproval letter with the offer, and waited for a response.  We received a counter, and countered back.  Then the good news--let's open escrow message came in a late night email.

The Moral of the Story:  Do your homework before you make an offer.  The clients made sure their finances were in order, their credit impeccable and they spent many a night viewing homes online, and more than a few weekend afternoons attending open houses.  There was some drama along the way: an REO property with issues, and they lost out on a multiple offer situation.  They did not lose hope.  They zeroed in on price and neighborhoods and their agent (that would be me) kept a close watch on activity in their target zones. 

Finally, we opened escrow yesterday--29 more days to go before they can call it home.

Noah's Ark may be needed in Los Angles if it continues to rain at the rate of the previous four days.  Yesterday, as we headed to a 10 AM inspection we picked up our 84 year old buyer since he longer drives, and walking to the bus stop and transferring buses would have been less than pleasant in the pouring rain.

Our client is staying with a relative while he waits for his senior condo purchase in Redondo Beach to close.  We made the 40 minutes drive to pick him up and proceeded to the inspection with windshield wipers keeping perfect time as we parked on the street (automatic garage door to parking structure was under repair) and hustled inside the building. 

After the inspection our client announced he wanted to take us to lunch.  He suggested a fabulous Chinese place and we enjoyed hot tea, tasty food and lively conversation. 

Sometimes we are repaid for an act of kindness before it is completed.
