Pets are welcome on the hiking trails at Trump National Golf Course.  Pet owners are expected to bag and dispose of any waste their pet drops along the trails.  Bright blue plastics bags are provided, and trash cans are located in several locations along the paths.  Compliance made easy, right?

Today as I hiked along the majestic bluffs and admired the coastline and Pacific Ocean, I had to watch my step--I really don't want to have to wash my car mats before showing property tomorrow.  It seems many pet owners have decided to ignore the 'bag and trash it' duty.

One pet owner decided to mar the view, by tying the poop bags to the trail fence railing.  How uncool is that?

Let's try a little harder to keep our beautiful area free of poop and plastic bags full of poop.  That view should be a poop free zone!

I recently re-read French Women Don't Get Fat.  It's not your typical diet book; it is a book about making smart choices and reaping the benefits.  It is about taking stock of your current situation, recalibrating and moving forward in life while still enjoying a few guilty pleasures.  The French women do this oh-so-well.

It occurred to me, as I dashed up and down flight after flight of stairs at broker open houses, my choice of real estate as a career certainly keeps me moving (one of the secrets of weight control).  I toured some luxury homes (with no shortage of stairs) and at the end of the day I did a mental tally and came up with 16 flights of up and down.  Great cardio, and that does not include the long driveways and over 30,000 square feet of interior space previewed. 

Today I will trot off to hold open the luxury homes at Trump National Golf Course.  The spacious homes are multi-level (more stairs) and line Twin Harbors View Drive in Rancho Palos Verdes.  If today is typical I'll show each of the three properties 3 to 5 times and rack up a sizable number of flights of stairs in the process. I will walk the block an equal number of times.

Since walking and taking the stairs are highly recommended by the author I think I'm going to be feeling very French this afternoon.  If you would like to join me on a stroll through these gorgeous luxury homes I'll be there from 1:00 to 4:00 PM Sunday, June 13, 2010.

I love to start my day with a walk at Trump National Golf Course.  There are a variety of trails and I vary my walk from day to day.  Sometimes I'm pressed for time and walk only three miles; other days I hike the hills and walk along the ocean's edge for a couple of hours.

Sometimes the view is too beautiful for words!  I snapped this photo on a picture-perfect Southern California day.  The Palos Verdes Peninsula is famous for its bluffs and abundant ocean view properties, and of course the weather is one of the best selling features of the area.

A fellow agent and friend announced yesterday she is listing a home near Palos Verdes Drive South for $12,000,000.  She wanted to know if I had a buyer---after a quick Rolodex tour through my mind, I paused at one past client's name and pondered, they could buy, but would they?  No, they are happily ensconced in their Rolling Hills home until their youngest child is off to college in a few years.  The timing is not right, so I rolled on through the list.

Next stop, a recently divorced past client.  This home, although family size, would be the ultimate bachelor pad with its Catalina views surrounded with up close and personal views of the blue Pacific Ocean and Palos Verdes coastline stretching on as far as the eye can see.  No, this guy loves horses and his dream home is equestrian not ocean bluff front.

Last stop, an entrepreneur who spends much of his time traveling but longs for an ocean front property to call home.  I think it's time to see how his mergers and acquisitions are progressing and ask if he's ready to unpack his Tumi bags.

Listing appointments are exciting on several levels.  First, it is nice to receive the call.  It is confirmation my efforts and expertise are being recognized and rewarded.  Next, it frequently means I owe a slice of gratitude to either a past client or another member of my sphere of influence.  Sometimes it is an unexpected, but hoped for, call from my various marketing efforts. 

Another aspect of my anticipation is to see the prospective property.  Property in Palos Verdes can range from a $400,000 condo to a multimillion dollar estate.  Last, but certainly not least,my excitement stems from the first meeting with the seller.  Will there be instant rapport, a meeting of the minds, and will that oh-so-elusive chemistry be present?

Prior to the appointment the property preparation is addressed with attention to details and local market knowledge.  The black and white facts are assembled and ready to share with the prospective seller.  It is the property and the seller that add the magical mix to the listing equation.  It requires a leap of faith to entrust the sale of a sizable asset to another party.

Presentation, property and personality of the parties are stirred together during the initial interview and based on that blend a seller makes a decision.   The agent is also sizing up the property, the seller and their ability to work together to accomplish a common goal.   I'm certain a healthy portion of the decision is strictly business, but I believe choices are often based on the chemistry in the room.  Connecting and comfort are crucial aspects of working in a mutually beneficial business relationship.  Without them, the association is apt to be filled with disappointment, frustration and failure.
