More than 50% of Charlemagne International Properties 2014 sales year-to date were purchased by single buyers. I see this as a growing trend.
Palos Verdes home prices are holding steady but the number of sales is lagging behind those posted for the same time period last year.
Home inventory is building. Can downward pressure on price be far behind?
Calls from foreign investors/buyers are up.
Demand remains high for investment properties and cash buyers are at an advantage.
The million dollar Palos Verdes single family home is becoming a rare bird once again with only 23 homes currently for sale priced below $1,000,000. 15 of those homes are located in the Eastview neighborhood of Rancho Palos Verdes.
205 Single family homes are currently for sale in Palos Verdes. 83 of those homes are priced over $2,000,000.
I hope the "Coming Soon" signs are going soon. I'm not a fan. I feel the same way about pocket listings. They are not in the best interest of sellers. End of story.
That sums up my market watch for July 2014.
