Labor Day is aptly named when describing my holiday weekend schedule.  It is shaping up to be an "ideal" real estate work weekend with an offer written, preparing for a listing appointment tomorrow and open house at a new listing both Saturday and Sunday.  However, what I realized during this weekend indicates a shift in house hunting I welcome with open arms and perhaps more open houses.

 

In one of the rare quiet moments at Sunday's open house, I made a few notes and questions for the seller. While writing the note it became crystal clean the majority of those who attended Saturday's open house were serious buyers.  Is there an agent out there who doesn't appreciate a buyer who does the homework of obtaining loan preapproval and previewing  property online in the neighborhood and price range they wish to purchase?  

 

These prospective buyers viewed my listing online, some checked the floor plan and viewed the walk-through video.  They noted the ocean view condo would be open for the first time on Saturday and they showed up to see it in person.  Many knew the HOA fee amount.  I was amazed (and somewhat relieved) to greet only a few drop-ins who saw the open house sign and were curious about the property.

 

There were a few residents of complex who wanted to see the remodeled condo as a comparable property to their unit.  They are obviously watching the real estate market to keep tabs on the value of their real estate holdings.  A few are contemplating selling in the near future.

 

The Internet makes target marketing easier for agents, but it also allows prospective buyers and sellers to view properties and interview agents 24/7.  Savvy sellers and educated buyers are both appreciated and respected by this real estate broker.  Best of all, the real estate market is better served by informed consumers and the professional agents who make sure the information is readily available for those who seek it.
