When money and the market are tight the home buying process can feel like trial by fire. It is so easy to get burned and burn out. One particularly exuberant buyer began the process full of enthusiasm and toured homes of interest with religious zeal. A near perfect home was lost more than once as this was the era of multiple offers in a very competitive market. Then, it happened again.
His next offer was accepted, but the home inspection led to discoveries he could not cope with. Once again, he moved on. After a few months of late nights viewing properties online and weekends spent viewing new listings, I received the dreaded call.
"Norma, I've decided to pull out of the market and stay in my current home. I don't think I can compete in this market." I could hear the frustration in his voice. I know how hard it is to suit up and jump into another multiple offer fray after several fruitless attempts.
I offered up two words I use often in such situations. "I understand."
This particular client had a demanding professional career and an international trip was approaching. I thought a few weeks away be a nice opportunity for him to regroup and gain new perspective on the market and whether he was truly ready to put his home search on ice.
Naturally, just a few days after his decision to wait on the sidelines, the perfect home for him came on the market. It was the in the right location with the right view and the right size. Although the price was at the top of his budget the home contained the gourmet kitchen and remodeled bathrooms he wanted.
I sent him a link with the listing information and as they say, the rest is history. We closed the sale before his upcoming trip. Sometimes one more call, one more showing and one more offer is all it takes to realize a dream.
