What’s Your Purchase Tipping Point?

Master suite or kitchen–what’s your purchase tipping point? In Palos Verdes it is often neither. It is the stunning views that often bring the “I must have this house” responses from prospective buyers. Yesterday’s outing with a relocation buyer was no exception. As we concluded our tour of his first trip to Palos Verdes he remarked, ”This was great and very helpful. I now know I must have a great view.”

We toured a variety of homes in a variety of neighborhoods. His goal, and ours, was to show housing options on the Palos Verdes Peninsula. We looked at newer homes, older homes, homes with no views and homes with view that make you want to pose with sailboats in the background and email to friends and family with the overused but true, “Wish you were here.”

The job decision is still in the negotiation stage, but if accepted, the decision where to live is already made. Mission accomplished.

The view did it.

Palos Verdes Weekend Lifestyle

Are you wondering what to do this weekend? If so, lucky you, as there is always something cultural, comic or just plain fun happening in and around Palos Verdes.

Before I began my real estate career ( and started working weekends) one of my favorite ways to spend a Saturday was checking out antique shops and shows in the South Bay. Art galleries and shows always pull me in too.

Palos Verdes Patch always has a wealth of information about life on the Palos Verdes Peninsula. It is filled with news and social happenings on The Hill. It's a great source for things to do and see in Palos Verdes on a daily basis. A few of this weekend's suggestions are:

3 Artists, 3 Perspectives

Where and when: Daily through April 22 at the Palos Verdes Art Center's Promenade on the Peninsula location, 550 Deep Valley Dr., Rolling Hills Estates. Galleries are open 10 a.m. to 4 p.m. Monday through Saturday and 1-4 p.m. Sunday.

Why go: The exhibition focuses on three artists who offer different perspectives and approaches to art making. It will feature three Los Angeles-based artists: Quinton Bemiller, Alexandra Wiesenfeld and David B. Jang. Also, see a group exhibition of artwork by PV Art Center students.

Downtown Torrance antique street fair

Where and when: 8 a.m. to 3 p.m. Sunday, 1317 Sartori Ave., Torrance

Why go: Over 175 sellers will display antiques, collectibles, furniture, vintage clothes, toys, jewelry, tools, crafts and home decor.

The Outdoor Living Room

I showed property on the Palos Verdes Peninsula yesterday. There were many lovely properties in the mix of homes my prospective buyers wanted to view. One home stood out above the rest to me, not because it was the grandest but because of the inviting outdoor living room (formerly a concrete patio?) complete with fireplace, conversation and dining areas.

A vine-covered trellis provided a green canopy of cover more beautiful than any of the interior ceilings. There was a fountain with splashing water (okay, maybe it did muffle some of the road noise) but it also added to the ambiance showcased by this Southern California lifestyle. It didn't hurt that it was also one of those sunny winter days with cool, crisp air and clear blue skies.

Of course there was an outdoor kitchen complete with sink and refrigerator. The masculine half of my prospective buying couple raised the lid of the generous barbecue and I knew he was thinking about grilling steaks and kicking back Southern Cali style. It was the type of space that beckons you to sit down, kick back and enjoy life. Isn't that what turns a house into a home?

Lush bowls of succulents were centered on the dining and coffee tables. Large pots on the patio overflowed with a mix of succulents as beautiful as any tropical plants, and more fitting for the arid climate. The plump cushions and background music completed the soul-soothing scene. The house was not a multimillion dollar mansion, but the patio, or should I say outdoor living room, looked like a million dollars.

Palos Verdes Housing Market Is Heating Up

I showed property today to a Palos Verdes move up buyer. We visited two open houses during our late morning and early afternoon tour. The first open house had a steady stream of visitors in and out during the 20 minutes we were there. At the second house I had a few minutes to chat with the listing agent while my clients perused the outdoor living area and pool. The property racked up fourteen showings and two offers in its first 48 hours on the market! Now that's a hot property.

Palos Verdes home inventory remains low as demand continues to climb. It appears the spring market arrived on the coattails of the Super Bowl. February is off to a roaring start with 99 single family Palos Verdes homes in escrow and only 192 single family Palos Verdes homes for sale. At the current rate of absorption there is less than a two month supply of Palos Verdes homes on the market.

If you're contemplating selling your Palos Verdes home now is the time to consider listing it for sale. The supply of available homes is extremely limited and demand is on the increase.

Are You Resting on Your Past Laurels, Awards and Aging Designations?

The last time I checked there were approximately 1000(give or take a few hundred) real estate agents working in the South Bay area of Los Angeles County. My primary market is Palos Verdes but I also sell homes throughout the South Bay, so I'm one of many agents competing for listings and sales in a very competitive field. If someone rests on their laurels, they rely on their past achievements, rather than trying to achieve things now.

Sellers and buyers in today's real estate climate are seeking a higher level of real estate service. They can find the property online, but what they want from an agent is expertise and knowledge that will give them and their property an edge. They expect their agent of choice to embrace new technology and innovative approaches to marketing and or selling real estate.

Today, the question is more likely to be, "What have you done lately?" and "What can you do for me?" rather than what did you do in the past? Experience is important, but market knowledge and the ability to apply it is what makes an agent stand out.

Seasoned agents (and I'm one of them) can no longer expect their experience alone to win listings and persuade buyers to queue up. The recession and technology have redefined our business and our job description. Even our most loyal past clients deserve and expect cutting edge service and uncompromising professionalism. For example, one of my most recent Facebook "friend" requests was from an eighty-something year old member of my database! I applaud her for embracing the changing face of real estate and the world. She found me online. Who says senior citizens are not on Facebook and Twitter?
