Palos Verdes Lifestyle - Norma Toering's PV Real Estate Blog

I began my professional real estate career in 1992, but I've been involved in real estate my entire adult life--mostly on the other side of the table as a buyer or seller, tenant or landlord, nosy neighbor and lookie loo.  I staged my first home when it was time to sell it way back in 1975.  I've remodeled more kitchens and bathrooms than I care to recall and built two new homes from the ground up.  I don't have enough fingers and toes to count the number of times I've moved.  Agent was simply one more real estate hat I added to my resume.

My college degree is in education, but I had a common sense and experience degree in real estate long before I received my real estate license.  A typical 1992 day at the office was a bit different that a typical day in 2010.  The transformation from real estate rookie to real estate maven was a journey filled with big changes from then to now: 

1992:  I wore high heels, big hair and carried a big MLS book.  I went on a seek and destroy mission or I would post a pic of my "'perm" days.  Definitely not something I want to leave for posterity.

2010:  I love my flats, natural hair and carry the MLS in the palm of my hand.  My phone is smarter and so am I!

1992:  I mass mailed, bought glossy pages in every real estate magazine on the racks and gave away more cheap pens, self-promoting magnets and key chains than I care to admit.  What was I thinking?

2010:  My marketing focus is now on the consumer I wish to attract and it is based on providing valuable real estate content via the Internet, specifically targeted direct mail and superior service.  With over 1000 real estate related articles posted on my various blogs and a top rated website it's a whole lot more effective than one-shot media ads and magnets.  It also carries greater value at a much lower cost.

The way we are now is so much better than the way we were then.

 It is rather futile to attempt to tie up all loose ends in the very fluid career of real estate.  Actually, it is more profitable to have lots of transactions in escrow, offers in some state of negotiation and buyers and sellers in the proverbial pipeline.  I'm fortunate to have a competent business partner to step in and manage the "chaos" when I need or choose to be absent from the office.

In my opinion, the top benefit of having a partner is they are aware of the history of each transaction and they have a relationship with the clients, therefore making it easier for members of the team to step away from the business without worrying it will fall apart due to their absence. 

Today's technology makes it easy to stay in touch with business happenings anywhere in the world.  I've assured my clients I'll be checking my iPhone often for texts, emails and voicemails.  Last year I answered my phone while shopping at a bazaar in Egypt and successfully scheduled a listing appointment.  Only at the end of the conversation did the prospective seller inquire about the "background noise."  Business can happen anywhere, anytime!

Last week I had the pleasure of showing high-end luxury homes on the Palos Verdes Peninsula.  These homes are scattered throughout the four cities on the Palos Verdes Peninsula with the highest concentration being in Palos Verdes Estates, followed by Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates.

A quick review reveals 48% of luxury properties priced $3,000,000 and up are located in Palos Verdes Estates.  31% are located in Rancho Palos Verdes, 19% are located in Rolling Hills and the remaining 2% are in Rolling Hills Estates.

If you're searching for a luxury home in Palos Verdes your choices include bluff front mansions, hillside villas and equestrian estates.  From Mid-Century to Modern to Mediterranean there are currently approximately sixty homes for sale in the luxury price range of $3,000,000 and up on the Palos Verdes Peninsula.

Yesterday my real estate sign went up on a client's lawn.  He said he knew he had talked the talk a long time before walking his talk when his five year old saw the sign and quizzed her mother in perfect real estate lingo, "When did we put our house on the market?"

After all, moving is a family affair!

 

Today we begin the dance of selling their current home and finding a replacement home.  It will be a whirlwind undertaking beginning with a broker open house today, house hunting on Saturday and a public open house on Sunday. 

 

 After relating the story about his daughter he ended his email with, "Let's move!"  And that we will do.
