I remember the last roller coaster I rode.  It was in Myrtle Beach in 2003.  I picked up my son, the Marine, from his military base and we drove to Myrtle Beach in a rented convertible (top down, of course) for a weekend of fun before his inevitable deployment to Iraq. 

The roller coaster looked ancient but we secured ourselves and were confident we would enjoy the experience more than we feared it.   The thought occurred to me as I held on for dear life while it climbed and dropped with growing speed, then took hairpin curves with wild abandon, this ride may kill me!  Needless to say, it did not. 

I thought of that roller coaster ride more than once as I navigated my way through my real estate career in 2009.  It was a wild ride, but also a year filled with growth, challenges and enough success and blessings to make me thankful for the ride. 

Christmas Eve found me at the office confirming acceptance of an offer.  The last week of 2009 will find me opening escrow, conducting inspections and well on the way to creating new business blessings for the New Year.  The 2009 real estate ride was worth the ups and downs. 

2010?  Oh yeah, I'm ready for another great ride.

I have several clients dreaming of retirement homes in the Greater Palm Springs area.  I have numerous buyers anxious to move their young families to the Palos Verdes Peninsula to take advantage of the award winning school district.  If lenders can provide the loans, I think 2010 will unleash pent-up demand on both fronts. 

If you are a seller who is anxious to move on to the next phase of life I think 2010 will find buyers anxious to purchase your Palos Verdes home.  Prices have come down, interest rates are very attractive and the recession is losing its grip on the nation.  It reminds me of late 1996 during the last housing downturn when we saw the first glimmer of signs the market was beginning to pick up.  Can buyer confidence be far behind? 

If selling your Palos Verdes home is in your 2010 plans, now is a great time to begin weeding out the clutter, lining up a painter and speaking with a real estate agent.  The spring market is right around the corner, especially in Southern California.  It is not unusual to see a fresh crop of listings appearing in February.

I'm hoping all my prospective home buyers who did not find "the one" in 2009 will put on their shopping shoes, or boots if they are buying horse property, in 2010.

Prices are still high in Palos Verdes, but they have come down from their lofty high of 2006.  This week I wrote an offer for a move-up buyer and I'm predicting next year will see more of the same.  Banks are bringing back jumbo loans at fantastic rates and that is good news for buyers and sellers.

Sellers will be able to list their homes knowing financing is more readily available.  Current inventory is extremely low in Palos Verdes.  If credit is easier to obtain, reluctant sellers will be inclined to list their home for sale and forget about the equity that got away.   Many of my clients have realized it is simply time to accept the present market and move on with their lives.

Many long time residents of Palos Verdes are ready to downsize and move to their retirement home.  Many move-up buyers have sold or will sell their homes to first time buyers.  It is the way the housing market moves, and I think we can expect more movement in 2010.
