This is shaping up to be a dicey day to be waiting for a client's loan to be approved by one of the last banks still standing.  At least we chose one of the few remaining stable financial institutions.  I'm looking for reasons to be optimistic on a downer of a day and here's what I'm finding:

The middle school kids are laughing and giggling as they walk past my office on their way home from school.  Life goes on.

I have an offer out on a foreclosure and I'm a wee bit more optimistic the offer will be accepted without a counter from the lender.  There are buying opportunities in every market.  Life goes on.

I'm planning a vacation to Egypt in January and found a great deal on airfare.  A fabulous reason to celebrate today.  Life goes on.

I received an invitation to "stop by" this evening from a client who purchased a home earlier this month.  She's finally unpacked, the new furniture arrived and she's anxious to show off her new place.  Two months ago she was overwhelmed and in tears while in the midst of selling, buying and divorcing.  Life goes on.

The ride may get a little bumpy once in awhile, but banks will continue to loan money, houses will continue to sell and the economy will recover.  Life goes on.

Where is Palos Verdes Hills?

 Last November I finally decided to take my son's advice and check out Active Rain.

Actually, he mentioned it to me several times and I just nodded and thought sounds like a geek site, and like so many real estate ideas that come and go, I opted not to waste my time and energy.  After the third time he told me about it, and because it was November and business was slowing down for the holidays, I thought what do I have to lose?  I figured the next time my son brought it up I would nix it and continue doing business as usual.

This is post 200.  Enough said.

This morning I had an email from Asia-guess where they found me?  You're right, Active Rain.

Earlier this month I showed property to a musician from Australia-guess where they found me?  You're right, Active Rain.  That's the fallout from the Rain for September.  There have been several other wet months and very few dry ones.

Now here's my gripe.  It takes a lot of time, energy and creativity to post a constant supply of original, witty and informative blog posts.  I do not cut and paste from another source, nor do I steal take creative liberties from fellow Rainers.  I do find myself looking at more property, keeping a better handle on recent sales and reading real estate blogs, books, and articles in order to be of better service to my clients.  I lost a few hours sleep writing 200 posts, but I've gained knowledge, expertise in my market and best of all BUSINESS from my efforts.

Oh, and by the way you gurus at AR, you featured one of my posts in the AR newsletter, but you didn't give me a gold star.  What's up with that?  I would have written to you sooner, but I've been too busy following up with all my AR leads.

Where is PV California?

It's a wonderful feeling when a property closes escrow and everyone walks away feeling like a winner.  It's really quite an accomplishment when you consider how many people and variables must come together before a legal change of ownership can occur. 

If one piece of the puzzle is missing, neglected or ignored the transaction may be doomed.  If a material fact regarding the property is not disclosed, a legal letter may find its way to your mailbox at some future date.  Full disclosure will help you avoid the headache of dealing with problems after the property is sold.

It is important to begin with the end in mind.  Yes, sellers we really do want a fairy tale ending to the story of the sale of your house!  As the story unfolds, bear in mind there will be moments of uncertainty, drama and a plethora of issues to resolve.  There will also be moments of joy, fulfillment and utter relief. 

Sometimes it helps to think of the sale or purchase of your residence in business terms instead of emotional baggage.  You're selling or buying an asset.  A dollar value will be placed on it, not an emotional value. No one said this would be a cakewalk.  It will take your time and your energy, as well as a small army of real estate professionals to move from listing the house to closing escrow.

Life dictates most moves.  A growing family, a shrinking family, a new job or loss of an old one propels us forward on our life's journey.  When it's time to move on, leave your old home with fond memories and a clear conscience. 

New beginnings are much more enjoyable with no problems from the past tagging along.
