Sunsets, Patios and Past Clients

Yesterday I spent a couple of hours with past clients on their newly paved patio watching the sun sink low in the western sky. The conversation was lively and of course it turned to real estate. They are thinking about listing some land and a commercial property--- hmmm.

Palisades Neighborhood in San Pedro, CA 90732

Last week I showed property in the Palisades neighborhood to an artist friend. We both fell in love with an Old Spanish charmer tucked away on a hillside. Our excursion reminded me why I love this little coastal neighborhood in San Pedro. Not only are the views spectacular, there are miles of walkways for hiking along the coast and even a park or two within walking distance from anywhere in the area.

The South Shores neighborhood in San Pedro borders Rancho Palos Verdes along Palos Verdes Drive South.

This coastal neighborhood has some fantastic view homes. One of my favorite listings at the moment is a bluff top ocean frontage property--the view is breathtaking!

Palos Verdes Market Observations -- Sellers are Aligning Price with Value

For the past couple of years price and value had a serious disconnect, but I'm beginning to see the two form a closer relationship.

It stings when assets drop in value, and since a home is many people's largest asset, the pain can be very intense as the dollars disappear. Denial is common. Anger usually follows, and finally months later acceptance appear. It's a process we all journey through after a significant loss.

Once acceptance arrives, sellers are ready to either remove their home from the market or move forward with the sale. Ahh, price and value are in balance, a sale is on the horizen and the real estate market is one step closer to recovery.

Balance is a beautiful thing.

The real estate market is sizzling in the Silver Spur neighborhood of Rancho Palos Verdes! Check these statistics for October 2008:

Active Listings: 13 properties are currenly for sale priced from $785,00 to $1,280,000.

Pending Sales: 6 properties are in escrow priced from $799,000 to $1,200,000.

October Sales: 0 properties closed escrow in October.

The inventory is down, and sales are up---maybe we've touched bottom and are experiencing the first indicators of recovery, or are we in for a continued bumpy ride? Check back next month to see what the numbers say in November.

Wow, the pending and sold properties outnumber the active listings! That's a healthy sign for the Peninsula Center neighborhood in Rancho Palos Verdes.

Active Listings: 4 homes are currently listed for sale priced from $934,000 to $1,475,000.

Pending Sales: 2 homes are in escrow priced at $949,000 and $975,000.

October 08 Sales: 3 homes closed escrow priced from $925,000 to $1,275,000.

Those number are toast-worthy!
