Where is Palos Verdes California?

They walked in, accepted the handout with a polite smile and proceeded through the property.  Before leaving they asked a couple questions, then requested to leave their information with me. 

I'm sure he noticed my surprise at their request because he replied, "We liked you right away, so while we were in the backyard we Googled you."

You guessed it, they found my blog and profile on Active Rain.  These are smart people, and not any agent will do.  They want to know they are working with an active agent, an experienced agent and a trustworthy agent. 

Sure, it takes time to write a blog but it is much more fun than sending out mailers, cold calling (I am not the telemarketing type--never did it, never will) or doing the hard sell at an open house. 

These propsective buyers asked if they could work with me!  How cool is that?

Attention Sellers and Buyers I'm going to let you in on a real estate secret. I hate to admit it, but  pricing a property is not an exact science.   So how do we do it?

 

 Agents (and appraisers) look at comparable sales in the same neighborhood (LOCATION),  perform a Comparative Market Analysis, evaluate price per square foot and add or subtract value based on condition. The next step is to consider current market conditions, the seller's sense of urgency, or lack thereof, and current inventory.  

 

 I've always found the most valuable asset in pricing a property is familiarity with the proof--recent sales, and the competition--current listings.

 In order to know your market you must see the product.  It's good to read about it, look at photos and watch virtual tours, but if you want to remove the stress and the guess from establishing a spot on list price I'll share my secret with you---PREVIEW, PREVIEW, PREVIEW. 

 

   Some agents never preview and consider it a waste of time and gas.  I disagree, and that's why Tuesdays are devoted to attending broker open houses with my clients', both buyers and sellers, needs clearly in mind.  Previewing allows me to speak intelligently about a property to prospective buyers, and it allows me to offer a suggested listing price to prospective sellers with confidence.  I can't imagine listing and selling without previewing the product.

Where is Palos Verdes California?

One of my older clients has a standing weekly appointment with her therapist.  She has been going for years, and she does it because it helps her make it through the day. 

She said it keeps her from:

1.  Picking a fight with her husband over some mundane topic.  Therefore, she enjoys more peace in her life and her marriage is happier.

2. Feeling alone and afraid when issues (for her, poor health) seem overwhelming.  The therapist assures her many others are going through the same thing, surviving and even thriving.

She said she goes because it gives her:

1. Something to look forward to.  A place she can ask for help and receive it with a smile and genuine concern.

2. Community.  Yes, she sees the same people in the waiting room (it's a group office), she chats with some of the regulars and strikes up a conversation with the newbies.  They share common ground.

 

I think this woman would love blogging! She is approaching 90 so it may be too late for her to learn the ins and outs of this game.  I have no idea what her sessions cost, but I walked away with a smile on my face thinking, I get all that on Active Rain and it's FREE!

It was late December 1988.  My family and I lived in a gorgeous 1920s home in the Old Northeast section of St. Petersburg, Florida.  My four children were happily ensconced in a top rated private school. I was one of the founding member of the Ballet Society, and life was humming along in the happy lane.  Naturally, it was time to move.

I was a reluctant house hunter. I thought Los Angeles was a fun place to visit, not to live.  As the jet approached the Los Angeles area the night I arrived, I was struck by how immense the area is.  I wondered how I would find the right schools, the right neighborhood and the right house to begin the California chapter of our lives.

I had 3 Absolutely Must Haves:

1.  CLEAN AIR - Don't laugh, I thought it would be impossible to find, but with a child with severe asthma it was my number one criteria. 

2. TOP RATED and RANKED SCHOOLS - As a former teacher quality education was a top priority. 

3. LOCATION - We needed to be close to freeways (to join the 405 crawl), schools, hospital, airport and for fun the ocean/beaches, mountains and desert.

Jackpot! I found them all in Palos Verdes!  They are still here waiting for you. 

Ok, the desert and mountains are a couple of hours away, but they are both worth the drive and the perfect destination for a weekend getaway.

Where is Palos Verdes California?

I've had the ballot for a couple of weeks.  I planned to vote immediately after the final presidential debate, but my decision was still clouded, so I left the ballot untouched on my desk and waited for my choice to become clear.

I vote for the person, not the party. I think character and integrity are more important than platforms and promises.  I vote not only for the economy of Norma, but for what I believe and hope is best for the world, our country and my grandchildren.  I think it's selfish not to take the long view of the legacy our lifetime imprints on world history.

With pen in hand and a steaming cup of hot tea to sip, I cast my vote for:

The presidential candidate I believe to be the more highly evolved human being, and under whose stewardship I hope our country will find new respect in the world, renewed prosperity at home, and a more conscious way of living on this planet with all the other inhabitants.

My voice has spoken, make sure yours is heard too.  Vote.

The real estate inventory is down in this delightful seaside Rancho Palos Verdes neighborhood of Los Verdes.  Perhaps it is all those stunning ocean views, or maybe it is the outstanding and high scoring elementary school in the neighborhood.  Vista Grande Elementary is usually near the top in districtwide educational test scores.  I'm not surprised as my daughter is one of the 4th grade teachers, and three of my very brilliant grands attend Vista Grande!
